And, of course, the way your property is presented also plays a huge part. And often it is the little touches that make the biggest difference.

Here is a checklist of 5 things you can do to help get the best possible sale price for your house:

Ensure the street frontage is appealing

First impressions count! Make sure your property looks appealing and inviting from the street. Have the lawn mowed and any fences repaired and painted if necessary. If you have a water feature, make sure it is clean.

Make sure your house isn’t on the Nose

If you have pets, there is a good chance at least some parts of your home smell. Cat litter or dog food can cause unpleasant odors and be a real deterrent for potential buyers. Make sure you remove any traces of your pet’s items and deodorise the room to get rid of any smells still lingering.

Let there be Light
Open any curtains, clean the windows, increase the wattage of your light bulbs and, if necessary, trim bushes near windows to let the sunshine in.

Quick Fixes
Paint the walls; buy inexpensive new curtains if yours are looking tired or dated; replace cabinet door handles; fix leaking taps and give your bathrooms a good clean, including the grout if necessary. Make sure you go over your property and make a list of any small repairs that need to be done before going to market.

Create ambience

On the day of an open inspection, present the property in its most attractive light; this means turning on fans or air-conditioning units if it’s a hot day, opening the curtains and blinds to let the cool Spring breeze in, and turning on lights in any dark, dim spaces.
